Personal Financial Snapshot form.
Real Estate Schedule, if applicable.
2 years of personal tax returns.
2 years of business tax returns, if applicable.
3 months of recent bank statements.
Credit check. Minimum 540 FICO. Waiver may be available.

Commercial construction loans from Cetan Funds are designed to bridge projects through construction and repositioning prior to sale or permanent financing. These loans differ from traditional bank construction loans by prioritizing speed, flexibility, and execution rather than rigid institutional requirements.

Interest is charged only on the outstanding loan balance, not the full commitment. Loan terms and pricing vary by project and structure, with typical commercial construction rates ranging from 11–12%, as outlined above.

We do not lend to the cannabis industry. All other commercial property types are evaluated on a case-by-case basis.
