The borrower purchased the property from a tired landlord looking to sell quickly and without hassle. One condition of the sale was that the home would be acquired tenant occupied. A cash-for-keys agreement was signed, setting a move-out date shortly after closing. Renovation work will begin once the property is vacant.

The project will be a full remodel. With a renovation budget exceeding $100,000, the entire interior will be updated, along with several key exterior improvements. The home sits just behind Cedar Hills Crossing, offering excellent walkability to shops, restaurants, and other amenities. It’s also just minutes from major employers like Nike HQ, making it well-positioned to attract strong buyer interest.

We originally funded this investor’s first flip earlier this year, and they’ve continued to build momentum. This marks their third project and another step in growing and scaling their business with our support.
