This calculator uses Cetan’s “Rule-of-Thumb” estimates for construction costs per square foot of a single-family home being renovated. These estimates are based on our experience funding hundreds of fix and flips and rental rehabs, the feedback of our many experienced and repeat clients and contractors, and personal experiences on our own projects.

Please note material and labor costs differ greatly depending on your location and local market. These “Rule-of-Thumb” estimates have worked well for Cetan Funds while operating in most Oregon and Washington markets.
